The region of Murcia is located at the South-East corner of the Iberian Peninsula, between the regions of Andalusia, Castile-La Mancha and Valencia, and occupies an area of 11,317 km2 (2.2% of the total surface area of Spain), bordering the province of Albacete in the North, the province of Alicante in the East, the provinces of Granada, Albacete and Almería in the West, and the Mediterranean in the South-East.

The region of Murcia has the typical Mediterranean semi-arid subtropical climate with more than 3,000 hours of sun a year and mild temperatures - even in winter. The hot summer temperatures reach 40ºC and mild winters have an average temperature of 11ºC in the months of December and January

Murcia has just over 170 km of coastline, including La Manga, a coastal strip of land which, bar a few connecting channels, or narrows, completely closes off the Mar Menor lagoon from the Mediterranean. With two seas offering on the one hand unprotected shores with impressive craggy cliffs and wild seas and on the other small coves, heavenly beaches of endless white sand, calm, crystal clear placid waters, salt-water lagoons and mud-flats, the Costa Calida is the ideal place to spend some days relaxing both in winter and summer.

Furthermore, fans of water sports will find one of the best places in the world for sailing, swimming, water-skiing, windsurfing, and every other type of watersport activity in its numerous clubs, ports and sailing schools. The Nautical Resort on the Mar Menor and similar consortiums in Mazarron and Aguilas offer the chance to hire out equipment, book sailing courses and reserve accommodation at extremely interesting rates.

In 2008, my predictions for the coming year are for a gradual rise in demand.

Murcia is one of the fastest growing regions in Spain anyway, and a new international airport will further drive growth. The supply of property in the holiday home market has increased over the last 3 years and demand had been struggling to keep up.

Therefore prices are currently very attractive but should naturally begin to rise towards the end of the year as demand begins to take over supply.

The demand in the retirement or early retirement market still vastly outweighs the supply so I predict prices will increase more in this sector.

This is where Spain is still a firm favourite versus emerging countries.
