The International Buyer Report Spain Q3 2022 aims to provide estate agents with an understanding of the macro, national and provincial trends affecting their local market and the activity of international buyers in Spain. It is based on enquiries made on Kyero.com for properties for sale in Spain during Q3 2022

Key findings:

  • International buyers have long played a significant role in the Spanish property market. This opportunity amounted to 81,000 properties sold with a transaction value of € 14Bn in 2021, according to Spanish Government data.
  • However, there is no longer a single dominant buyer profile. The market is fragmented with over 2,000 buyer language /location combinations and is further complicated by country-specific economic and social influences.
  • This report highlights the recent ascension of German-language buyers – both in Germany and Spain, the decline of English-speaking buyers from the UK and a corresponding increase in English-speaking buyers in Spain.
  • While the pandemic years have made year-on-year comparisons difficult, 2022 will likely end with a similar level of interest and activity from international buyers as pre-pandemic 2019.
  • With a 28% increase in median enquiry price between 2019 and 2022, this will result in a significantly higher net spend in 2022 by international buyers.
  • The core group of international buyers will likely continue to consist of four languages (English, German, Dutch and French) in six countries (Spain, United Kingdom, Germany, Netherlands, Belgium and France).
