Remote Viewings are a thing! And if you don’t offer it, your competitors probably will. But it can be daunting to be thrust out of your comfort zone into this new hi-tech way of doing business.

With the technological jump we’ve experienced in the past couple of years (and a pandemic), international buyers now expect to be able to carry out live and remote property viewings from their home countries.

Remote viewings are a great way for you to build rapport with clients, earn their trust and shortlist properties for physical viewing trips and are much more likely to convert to a sale.

We’re talking about simply an agent on a video chat with a prospective buyer, showing them the property in real time. It’s not the same as pre-recorded drone videos or 3D tours (also known as virtual tours). And the good news is you can easily offer this via your Kyero Agent Dashboard – here’s how to set this up.

Our Remote Viewing top tips

If this is all new to you, here are our top 7 basic tips to get you started with virtual property viewings…

  1. Channel – Whether it’s Zoom, WhatsApp, FaceTime or something else, there’s no shortage of choices… Let your buyer pick a channel they’re already comfortable using for video chat and don’t force them into downloading an app just because it’s what you’re used to.  Once they’ve chosen, make sure you get familiar with it too.
  2. Use your smartphone – No need to get fancy or spend lots of money and time learning how to use a super camera or doing a course in videography. Just double-check you’ve got enough battery and that the app you plan to use is installed, tested, and working.
  3. Signal – Ensure your network and internet signal at the property is good enough for a video chat. If the signal at the property is of low strength, you may want to consider pre-recording the viewing instead. Establish which features your client is most interested in and concentrate on these.
  4. Rehearse it – Practice with your coworkers or your own family via role play.  You can even rehearse in your own home. Their feedback will help you improve the experience for your buyers.  Practice with as many people as you can, everyone’s view is different, and it will help you gain insight and confidence.
  5. Record it if you can – Although the chat is a live one, if you have the option (eg Zoom), being able to send your buyer, a recording is a great way to follow up the viewing. It also gives you the chance to edit it! Just make sure they give you permission to do so first.
  6. Use a camera gimbal – A smartphone gimbal is probably the one thing that’ll make your videos look more professional as it keeps the footage smooth and shake-free. A gimbal is an affordable device that easily fits to your camera/ smartphone to stabilise it while you tilt, pan and roll making your video more enjoyable for your buyers to watch.
  7. It’s not about you – Sounds obvious but when carrying out the tour, keep the camera pointed at the property. So your buyer can hear you, but you’re not the star of the show.
